Cost of Owning a Home in Antigua Guatemala
Cost of Owning a Home in Antigua Guatemala
Most owners in Antigua Guatemala spend between $2,000 and $5,000 USD a year to keep a home running after they buy it. That covers property tax, insurance, maintenance, security and the small repairs a colonial house never stops asking for. A larger property with a pool, a big garden and hired help runs past $8,000.
The purchase price is easy to compare. The yearly cost of ownership is where budgets quietly break.
What Does It Cost to Own a Home in Antigua Guatemala?
For a home valued around $200,000 to $300,000, plan on roughly $2,000 to $5,000 a year in carrying costs, or about $170 to $420 a month. That is before any mortgage, and it assumes you live in the house rather than rent it out.
The number is a range, not a quote: a restored colonial in the centre and a modern villa with a pool carry very different running costs. What follows is how each line is built.
The Annual Cost of Ownership at a Glance
| Cost | Typical annual range (USD) | What drives it |
|---|---|---|
| IUSI property tax | $300 to $700 | 0.75% of the registered fiscal value, which usually sits far below market value |
| Home insurance | $300 to $900 | 0.15% to 0.35% of insured value; earthquake cover and colonial construction cost more |
| Maintenance and repairs | $2,000 to $3,000 | Budget about 1% of value a year; teja roofs, lime plaster and plumbing never sit still |
| Garden and pool | $600 to $2,000 | A walled courtyard is cheap, a heated pool and a mature garden are not |
| Security | $300 to $1,200 | Gated-community cuota, alarm monitoring or a part-time guard |
| Pest control | $150 to $400 | Termites in beams and mosquitoes drive this in the rainy season |
| Utilities baseline | $400 to $900 | Water, trash and electricity, even in months the house is empty |
| Property management (if rented) | 8% to 15% of rent | Long-term tenancy; short-term rentals run 15% to 25% |
Read that table as the cost of keeping the asset alive. Everything in it repeats every year, whether you are in the country or not.
How Much Is IUSI Property Tax in Antigua Guatemala?
Guatemala’s annual property tax, the Impuesto Único sobre Inmuebles (IUSI), is charged on the registered fiscal value of the property, not its market price. The rate is 0.75%, and you pay it to the Municipalidad de Antigua Guatemala each January.
The reason the bill stays small is the gap between fiscal and market value. A colonial home that sells for $200,000 may carry a registered fiscal value of $40,000 to $80,000, which puts the annual tax at roughly $300 to $600. Pay it on time: the municipality will not chase you.
What Does Home Insurance Cost in Antigua Guatemala?
Home insurance runs about 0.15% to 0.35% of the insured value per year, so a $250,000 house costs roughly $400 to $875 to insure. Earthquake cover is the part that matters. Antigua sits in a seismic zone, and a policy without it leaves the biggest risk with you.
Expect a deductible of 10% to 15% of the claim, and read the policy for a coinsurance clause that can reduce a payout by 20%. Adobe and bahareque construction sometimes needs a specialist insurer, so confirm the property is insurable before you buy it.
How Much Should You Budget for Maintenance?
Plan on at least 1% of the property value a year, and do not treat it as a maybe. A colonial house is built from materials that move with the seasons: clay tiles, lime plaster and wooden beams.
The bills are not small when they land. A minor teja repair runs Q1,500 to Q8,000, and a full re-roof with new membrane runs Q80,000 to Q250,000. Owners who stay ahead of it set aside a monthly reserve and spend it in the dry season, before the rain finds the weak spot for them.
What Do Utilities and Security Add?
Water, electricity and trash are modest but never zero. A house can burn $400 to $900 a year in baseline utilities even while it stands empty, because the tank, the pump and the garden still need attention.
Security is the line owners forget. A gated community charges a monthly cuota, and a house in the centre often adds alarm monitoring or a part-time guard. Budget $300 to $1,200 a year depending on which of those you choose.
What Does Property Management Cost If You Rent It Out?
Management fees in Antigua run 8% to 15% of gross rent for a long-term tenant, and 15% to 25% for a short-term rental. The higher short-term rate buys guest messaging, check-ins, cleaning and repairs.
For an absentee owner the fee usually pays for itself, because it also covers the IUSI reminder, the maintenance call and the guest who messages at 11pm. If you rent by the week in high season, budget the short-term rate.
What Are the One-Time Costs of Buying?
Buying adds roughly 3% to 7% of the price on top of the sticker. That covers the transfer tax, the notary, the registry filing and the legal checks on the title, so a $250,000 purchase carries $7,500 to $17,500 before you furnish a single room.
Furnishing is the next lump: a one-time cost, but it lands in the same first year and surprises owners who only budgeted for the purchase.
How Do You Keep the Annual Cost Down?
A few decisions move the yearly number more than any negotiation on price. Buy a house with a sound roof and working drainage, since roof work is the largest recurring bill. Check the fiscal value on record, because it sets your IUSI. Insure against earthquake. Do maintenance in the dry season, when labour is available and leaks are visible.
When you view a property, ask for the last three years of IUSI receipts and maintenance records. An owner who has them has been keeping the house alive, and that history is worth more than a fresh coat of paint.
Is Owning in Antigua Cheaper Than Renting?
Over five years or more, most owners come out ahead on a long-stay home, because rent rises and a paid-off house does not. The trade is that the yearly carrying cost is real and it does not stop.
If you will live in the house, maintenance is your main variable and everything else is predictable. If you will only visit part of the year, an absentee setup with management is the honest choice, and the fee is simply the cost of a house earning while you are gone.
