How Property Appraisals Work in Guatemala

In Guatemala, the document that tells you what a property is actually worth is called an avalúo, and only a licensed appraiser, a perito valuador, can produce one that a bank, a notary or a court will accept. For foreign buyers, the appraisal is often the most consequential number in the whole purchase: it decides how much a Guatemalan bank will lend, it anchors the price in a succession or a dispute, and it is the honest answer to “am I overpaying?”

What is an avalúo in Guatemala?

An avalúo is a formal written valuation prepared by a perito valuador, based on a physical inspection, measured land and construction area, comparable sales, and the condition and age of the improvements. It is not an opinion or a guess. The finished document states a specific value, the method used, and the assumptions behind it, and it is signed and stamped by the appraiser.

A real estate agent’s comparative market analysis, even a good one, is not an avalúo. It is free and informal, and no bank will accept it for a mortgage.

Who is legally allowed to appraise property in Guatemala?

Only appraisers registered with the Registro de Peritos Valuadores, which operates under the Superintendencia de Bancos (SIB), can sign an avalúo that financial institutions accept. Most registered peritos are civil engineers or architects, and most also belong to the Colegio de Ingenieros de Guatemala.

For a private pricing decision, a seller can rely on an agent’s informal valuation. The moment financing, a court, or a tax authority is involved, the perito is the only valid option.

How much does an appraisal cost in Guatemala?

A registered perito typically charges by the value and complexity of the property rather than by the hour. For a standard home in Antigua Guatemala, expect a fee in the range of Q1,500 to Q5,000, with larger or more unusual properties priced as a percentage of value. Rural land, unregistered construction, or a property tied to a court case all push the fee up.

Fees are negotiable and vary by region, so confirm the quote in writing before the inspection, and verify current pricing directly with a registered perito as rates change.

What does the appraiser actually look at?

Four things decide the number:

The legal side. The perito reviews the escritura, the folio real at the Registro de la Propiedad, and any liens, easements or pending disputes. A clean title is worth more than a complicated one.

The physical side. Land is measured in varas and manzanas, and construction in square meters. Materials, finishes, roof condition, and age all count. A colonial home with original adobe walls and a restored terracotta roof is graded differently from a concrete block build, even at the same size.

The market side. Recent comparable sales in the same neighborhood, adjusted for differences, carry the most weight in the final figure.

The rules. Municipal zoning and any restrictions in the area can cap what the property could legally be used for, which affects value.

How long does an appraisal take?

For a straightforward house, most peritos deliver the written avalúo within five to ten business days of the inspection. Rural properties, land without clear boundaries, and valuations tied to a bank process can take two to three weeks. Rush service is sometimes available for an extra fee.

Can you challenge an appraisal?

Yes. If a valuation looks wrong, you can commission a second opinion from another registered perito. For IUSI property tax disputes, the owner can appeal the SAT valuation through the administrative process. For bank appraisals, asking for a review with documented comparables is common practice, though the bank’s assigned perito has the final say.

Appraised value vs listing price

These two numbers answer different questions, and the gap between them surprises many foreign buyers. A listing price is what the seller hopes to get. An appraised value is what a lender, a court or a tax office can justify with evidence. Guatemalan banks typically finance a percentage of the appraised value, not the purchase price, so a property that appraises below its asking price means the buyer has to cover the difference in cash.

Practical checklist before you order one

  • Confirm the perito is registered with the Registro de Peritos Valuadores, and ask for the registration number.
  • Get the fee and the delivery date in writing before the inspection.
  • Ask for the avalúo in Spanish with the value stated in quetzales.
  • Order the appraisal before you sign a promise of sale if you plan to finance.
  • Keep a copy: you will need it again for the mortgage, the insurance, and eventually the sale.
