Antigua Guatemala Real Estate Market Outlook 2027

Antigua Guatemala property prices are sitting inside a narrow, well-measured band as 2026 draws to a close. The median asking price per square metre of construction in the town proper was about $2,549 in September 2026, and a typical home was asking between $196,000 and $653,000, with a median near $420,000. Those are asking prices rather than closings, because Guatemala keeps no public record of what actually sells for what.

That single caveat is the most important thing to carry into 2027. Anyone who tells you they know the exact closing price of a house in Antigua is rounding, estimating, or selling you something. What we can do honestly is read the asking-price data carefully, watch the forces that move it, and tell you where the pressure is building.

What the 2026 numbers actually measure

Two figures anchor everything else.

The first is the median asking price per square metre of construction in Antigua Guatemala proper: about $2,549 in September 2026. That is roughly 1.2 times neighbouring Ciudad Vieja, which puts Ciudad Vieja’s equivalent figure in the region of $2,100. The further you move into the ring villages, the further that number falls.

The second is the price spread on a typical home: $196,000 to $653,000, median around $420,000. That spread is wide because in Antigua the state of the restoration matters more than the postcode. Two houses on the same cobblestone street, the same size and the same age, can differ by $400,000, and almost all of that gap is wiring, plumbing, structural work and finishes rather than location.

The price bands buyers met in 2026

Antigua does not have one market. It has four, and they behave differently.

Under $200,000 buys a condominium or a starter apartment, usually $120,000 to $180,000, not a free-standing colonial house. A detached colonial in the historic centre almost never appears below $250,000. This is the rental-yield band: a well-managed one-bedroom in tourist traffic can gross 7% to 10% a year.

$200,000 to $350,000 is the value zone for restored courtyard houses, one to two bedrooms around a central patio, from around $220,000, with better finish levels as you approach $300,000.

$350,000 to $600,000 opens the proper choice. A fully restored three-bedroom colonial with modern plumbing was landing around $350,000 to $450,000 in 2026, and by $550,000 to $600,000 you were choosing between a larger restored house and a smaller modern one in a better position.

$600,000 and above is the standout inventory: grand colonial residences in the best parts of the casco from around $600,000, with prime lots, multiple patios and original architectural detail appearing from $800,000 upward. Modern luxury is priced differently again, generally from $400,000 and reaching $2,000,000 or more for hillside properties with commanding views.

For scale, two live examples: Los Apostoles, a five-home pre-construction community at $615,000, and Casas Massima Reforma, fully built high-end residences around $1,500,000.

What will shape prices in 2027

Five forces are already in motion.

Land scarcity inside the casco. Antigua is a UNESCO World Heritage town, and the entire colonial centre is protected. New construction is tightly limited, which puts a hard cap on the number of houses that can ever exist in the area buyers most want. Restored colonial properties near the central plaza were commanding a 20% to 30% premium over comparable Guatemala City homes in 2026, and scarcity is what holds that premium up.

Restoration cost inflation. Restoration runs $150 to $400 per square metre depending on how much is structural, and furnishing adds $15,000 to $50,000. When renovation costs rise faster than finished prices, the gap between a raw shell and a restored house widens, and the shells sit on the market longer.

The new-build premium. New construction was running about 15% more per square metre than comparable existing homes in 2026. Pre-construction remains the way to buy at modern prices without paying that premium outright, which is exactly the trade the Los Apostoles structure is built around.

Short-term rental regulation. Antigua’s short-term rental rules tightened through 2026, and that turns the tourist-rental yield from a pure demand story into a policy variable. If you are buying for Airbnb income, read the current short-term rental regulations for Antigua Guatemala before you run any yield numbers, because the rules change the maths.

The buyer mix. Demand is unusually broad. American, Canadian, European, Mexican and Australian buyers are all active in this market, which spreads the risk of any single currency or economy wobbling, and keeps a floor under prices at the upper end. Read why American buyers and why European buyers choose Antigua if you want the demand side in detail.

What this means if you are buying in 2027

Match the band to the goal rather than chasing a forecast.

  • For rental income, the sub-$200,000 condominium band still offers the strongest cash flow per dollar, particularly if you target the mid-term and winter rental waves that peak between November and March.
  • For a home you will keep, the $220,000 to $450,000 renovated casa range gives the best quality per dollar without fighting for trophy lots or scarce parking.
  • For capital growth, a well-restored casco home between $500,000 and $800,000 combines heritage scarcity with the liquidity serious buyers look for.

Timing matters less than the specific property. Antigua has no single best month to buy, and the general rules are set out in the best time to buy property in Antigua Guatemala, but the plain truth is that the right house at a fair price beats the right month every time. What no one can tell you yet

A 2027 outlook built on asking prices is directional, not precise, and it would be dishonest to dress it up as more. Guatemala has no public closing registry, so every market figure you read, including ours, is an asking price. A responsible forecast narrows your range and names the forces; it does not predict a number.

If you want the underlying market data rather than the outlook, read our Antigua Guatemala real estate market analysis and the 2026 investment picture.

Then look at real properties, ask our services team what a specific house would cost to restore and to run, and make the decision on the house in front of you. Get in touch and we will walk you through the current inventory and what it is actually asking.
