Storage and Closets in Antigua Colonial Homes

October 22, 2026 · By Luna Jerney
Interior of a colonial home in Antigua Guatemala with a built-in shelf alcove holding baskets and folded linens, a tall dark wooden wardrobe, terracotta tile floor and a shuttered window in soft daylight

Most colonial homes in Antigua Guatemala were built without closets, so storage is a carpentry project rather than a trip to a furniture store. A built-in wardrobe costs Q4,500 to Q18,000 ($580 to $2,300) depending on width and wood, and converting a small existing room into a walk-in closet runs Q25,000 to Q70,000 ($3,200 to $9,000) once framing, doors, lighting and paint are counted. Inside the protected historic centre the street facade is the one place you cannot touch, and almost everything behind it is workable.

Why do Antigua colonial homes have so little storage?

The buildings were designed for a different way of living. Walls in the historic centre are 40 to 80 cm thick, which leaves no cavity for a recessed cupboard, and most houses have no basement or crawlspace because of the water table and the earthquake history. Roofs are vigas and teja de barro over beams, with no attic above to take boxes.

Colonial floor plans treated rooms as sleeping chambers rather than wardrobes with beds in them. Household goods lived in wooden chests, in wall niches beside a doorway, or in a separate bodega off the patio, which is why so many older houses have a useful outbuilding and almost no hanging space.

If you are coming from a house with a walk-in closet in every bedroom, this is the first thing you will want to fix.

Where does storage actually go in a colonial house?

The patio, not the bedroom, is where space is added. The practical options, roughly in order of cost:

  • Alacena (pantry). A shallow built-in niche or cupboard near the kitchen, often the easiest place to gain a metre of shelving.
  • Under-stair space. If the house has an interior staircase, the underside is dead space until someone builds doors and shelves into it.
  • Bodega on the patio. A small block storage room with a tin roof and a lockable door, the standard answer for tools, garden equipment, bicycles and seasonal items.
  • Zaguán niches. Entry corridors often have shallow recesses that accept shelves with little more than paint and timber.
  • Azotea storage. A covered corner on the roof terrace works for items that tolerate heat, not for anything humidity sensitive.
  • Cuarto de servicio. The laundry room off the courtyard is where most houses quietly keep whatever does not fit elsewhere.

What does custom storage cost in Antigua Guatemala in 2026?

Prices were checked with carpinterías in Antigua, Jocotenango and Ciudad Vieja in October 2026. Local pine keeps the price down, cedar resists insects better, and imported modular systems double both the price and the lead time.

Can you add a closet in the protected historic centre?

The heritage rules protect what the public can see. In the UNESCO zone the street facade, its door and window profiles, roof pitch and roof material are the parts under control, and new openings through the street wall will not be approved. Anything inside the courtyard, including interior partitions and built-in wardrobes, is normally straightforward, and a wardrobe attached to a wall is not a construction permit item.

What does need approval is work that changes structure or the exterior: cutting through the street wall, adding a vent or window, raising a roof, or building on the patio. If a project involves removing a beam or opening a load-bearing wall, ask the municipality and CNPAG before the carpenter starts. Removing an interior partition to create a dressing area is generally fine, but check whether the wall is adobe or bahareque first.

What is storage like in a long-term rental?

Unfurnished long-term rentals in Antigua typically come with a kitchen and very little else, and some older houses genuinely have no closet at all. Before signing, ask specifically about hanging space, the pila and laundry area, and whether a bodega or garage is included and lockable. Freestanding wardrobes are yours to take when you leave, which is why many long-term renters buy cheap ones instead of commissioning built-ins they cannot move.

Furnished short-term rentals usually have wardrobes in each bedroom but little room for suitcases and sporting gear. A bodega is worth a premium on a lease of more than a year.

How do you protect stored items from damp and insects?

Storage in Antigua fails at the floor and the back wall, not in the middle of the room. Through the rainy season the thick walls hold moisture, so keep boxes at least 20 cm off the floor and a hand-width from the wall, with a gap for air. Cardboard absorbs damp and feeds insects; sealed plastic bins last far longer. Cedar and cypress resist termites better than pine or particle board, which is why local carpinterías default to them.

Before you load a bodega, check the roof above it during a storm: storing under a tired teja roof is how a small leak becomes a ruined mattress. The humidity and damp guide covers the wider picture of how these houses behave through the wet months.

What should you check about storage before you buy?

  • Measure the hanging space. Count the linear metres of rail in each bedroom rather than accepting “it has closets”.
  • Check every bodega for a lock, a roof and ventilation. A windowless storage room on the patio will smell of mildew within a season.
  • Confirm what stays. Built-in wardrobes usually pass with the house, freestanding furniture does not, so put anything you are counting on into the annex of the promesa. The what is included in a sale guide explains how that works.
  • Check the fixings. Shelves anchored into adobe or bahareque need proper plugs or a timber batten; a unit fixed into plaster alone will pull out with the first load of books.
  • Look at exterior storage security. A bodega on a street-facing patio needs a solid door and a grille.
  • Think about the service area. A laundry room with a door and a shelf is far more useful than an open corner off the courtyard.
